How much did apartments in Tbilisi really cost in 2025?

According to TBC Capital, the average price across the city was $1,312 per sq.m. However, the spread within the market is significant — from $786 to $4,088 per sq.m depending on the segment.

It is interesting to look at the dynamics over the past few years.

From 2019 to 2025, the Economy+ segment grew the most, with a CAGR of +9%.

This indicates that the main demand and growth are concentrated in the mid-market segment, where price and liquidity are balanced. The upper segment is growing more slowly, as in most markets.

At the same time, the volume of issued construction permits in 2025 amounted to 1.28 million sq.m (+2% compared to 2024). New supply is mainly concentrated in Didi Digomi, Isani, and Gldani.

Tbilisi remains a heterogeneous market: the average citywide price says little without understanding the category and location.

It is important to understand which segment currently has the main potential.
