The market volume grew by 34% and exceeded $1 billion.

The key focus is the structure of demand. Around 70% of the growth was driven by foreign buyers.

“The growing attractiveness of Adjara for foreign investment, as well as the supply of new high-end projects, is contributing to significant market growth.”

Foreign buyers are active in both the primary and secondary markets, but their clear preference is new-build properties.

“86% of purchases by foreign clients are registered in new projects.”

This is directly reflected in prices. The average price per square meter in the secondary market of new projects reached $1,497, while in older housing stock it was $1,196. Strengthening demand naturally accelerates price growth.

It is also worth noting the gradual decline in the share of Georgian buyers in new projects. In 2025, it stood at 51%. The report emphasizes that a noticeable shift in the demand structure began in 2022–2023 amid regional geopolitical changes and growing demand from Russian and Ukrainian citizens.

For the Batumi market, this means one thing: the city is firmly establishing itself as an international investment destination.

New projects are becoming the key driver, while foreign buyers are shaping price and liquidity dynamics.

The question is no longer whether there is demand. The question is which formats will capture it next.

Source: bm.ge

Join our Telegram channel

$4.3 billion, more than 59,000 apartments sold, and a 7% increase in the number of transactions over the year

These are the actual figures for 2025 for Tbilisi and Batumi.

Tbilisi closed the year with 42,267 transactions and a market volume of $3.3 billion. Growth reached 15%. And the main momentum came specifically from the primary market.

Batumi recorded 17,052 transactions and 17% annual growth. Market volume exceeded $1 billion for the first time. For the city, this is an all-time high.

Prices are not standing still. In new projects on the secondary market, the average price per square meter is already around $1,484 in Tbilisi and $1,497 in Batumi. There is no noticeable slowdown compared to 2024.

Another important point is the structure of demand. 86% of foreign buyers choose new projects. The share of local buyers in new-build properties is gradually decreasing and stood at 51% in 2025.

This means one thing: the market has fully become international. Demand is supported not only by domestic buyers. Capital is coming in from abroad, and this is already a systemic trend, not a one-time surge.

In this market dynamic, it is important not just to “buy an apartment,” but to understand where you stand: the primary or secondary market, the construction stage, the location, and the investment horizon.

Source: bm.ge

Join our Telegram channel

The city center is showing the strongest price dynamics, but the main volume of movement is coming through new projects — this is where demand and capital are concentrated.

Another important point is the gap between the primary and secondary markets. This is a direct route along the Black Sea coast, turning Batumi into a key logistics hub between Europe and Asia.

• City clean-up: The City Hall has finally started dealing with unauthorized construction and old infrastructure. This is +4% compared to last year and a new all-time high for the country.

Importantly, this refers specifically to tourists, not just the overall flow of border crossings. This means that Georgia is not simply “processing traffic,” but continues to strengthen as a full-fledged destination for both leisure and living.

Turkey remains the leader in terms of the number of visits, but markets with higher purchasing power are playing an increasingly noticeable role. The top countries consistently include the USA, the United Kingdom, Germany, Poland, China, and others.

The dynamics from Europe deserve special attention: the flow from European Union countries and the United Kingdom increased by 30% and reached 96,226 visits. This is no longer just growth, but a systematic strengthening of the destination.

Against the backdrop of this data, it becomes clear that Georgia continues to strengthen not only as a mass tourist destination, but also as a market attracting a “heavier” tourist — with longer stays and higher spending.

In the long term, it is precisely these changes in the structure of tourist flow that have a key impact on the country’s economy and real estate market.

Join our Telegram channel

The market has grown significantly in monetary terms, but this growth is driven almost entirely by one factor — foreign buyers.

During the month, 1,292 residential apartment transactions were registered in the city (+12.3% compared to April of last year).

But the dynamics within the market are different:

• New projects, including both the primary market and recent secondary resales, increased by 12.3%.
• Older housing stock went into negative territory, down 5.4%. Interest in old apartments is expectedly declining. At the same time, the pure primary market from developers grew by 13.3%, while resales in new buildings increased by 11.6%.

Foreign buyers now account for almost half of the market — their share of transactions reached 47%. Moreover, 90% of all spring sales growth was driven specifically by foreign buyers.

The weighted average price per square meter in new-build properties rose to $1,351 (+11.3% year-on-year).

• In the primary market, growth amounted to 15.2%.
• In the secondary market of new buildings, it was 9.4%.

It's worth noting that some primary market transactions reach the registry with a delay, so actual price growth may even outpace official price charts.

In monetary terms, the Batumi market grew significantly—by 27.4%, reaching $85 million in one month. This was due to a combination of an increase in the overall number of transactions and rising prices per square meter.

Batumi remains a market highly dependent on external demand. Demand is shifting exclusively toward modern projects, while older properties are gradually losing liquidity.

Join our Telegram channel

Batumi in May 2026: the number of transactions increased slightly, but the market grew much more strongly in monetary terms.

According to the latest statistics, 1,324 residential apartment transactions were registered in Batumi in May. This is 2.5% more than a year earlier. However, the market volume grew by 22.2% at once — reaching $87 million.

The market is growing not so much due to a sharp increase in the number of transactions, but rather due to rising property values and a shift in demand toward more expensive segments.

New developments continue to hold their position: the number of transactions in new projects increased by 3.3%, while the weighted average price reached $1,323 per m² — 8.7% higher than in May of last year.

At the same time, there is an important nuance within the market. In the primary market, the number of transactions decreased by 8.5%, but some primary transactions are registered with a delay, so these figures do not always immediately reflect the real sales activity of developers.

Meanwhile, the secondary market showed growth of 13.4%. This may indicate that buyers are increasingly looking at completed or more predictable properties, where they can move faster into rental income, resale, or personal use.

Batumi’s main driver remains unchanged — foreign demand. The share of foreign buyers increased to 49%, and 59% of the total growth in transactions across new and older projects was driven specifically by foreigners.

In other words, Batumi still operates as an international market: property in the city is purchased not only for living, but also as an investment tool — for rental income, resale, capital preservation, and seasonal seaside living.

🟠 What does this mean for the buyer?

In such a market, it is important not just to search for “an apartment in Batumi.” You need to understand which property will be liquid: who will rent it later, who will buy it on resale, how strong the location is, how the district is developing, and whether the project has real demand.

Prices are rising, but not all properties are growing equally. That is why the main task is not to choose the loudest project, but the one with a clear strategy.

Message us — we will help you find real estate in Batumi based on your goal: living, rental income, or capital growth.

Join our Telegram channel
